Stan Pettibone appeared before the Berlin Planning Board on Thursday, May 25 with a plan to construct up to four rows of metal storage facilities on land he owns across from the old Town of Berlin Highway Garage. [private]Board Chairwoman Pamula Gerstel informed him he was lacking some of the required paperwork, in particular approval from the New York State Department of Transportation for the entrance way off the State highway. Pettibone will also need to apply to the Berlin Zoning Board of Appeals for a variance, because the site plan would include construction that does not meet setback requirements from Route 22.
Because the proposal does not include any changes in the property lines, it will not require a survey, only a diagram of the proposal attached to the deed for county filing. If Pettibone receives approval to proceed from the ZBA, he may then return with the required paperwork to the June meeting of the Planning Board for its consideration. He has informed the Board that initially, there would only be one row constructed, until he sees if it economically feasible to continue with the other three rows of storage facilities.
Approval Given To A Minor Subdivision
The Planning Board also held a public hearing on Ron Levi’s proposal to divide his 160-acre lot at 465 Cherry Plain Hill Road into two parcels. With only some questions seeking more information and no public opposition to the proposal, the Board voted unanimously to accept the short form Environment Impact Study and approve the application. Levi is using a current roadway across the property as a dividing line, splitting it into two parcels, one 27 acres and the other 133 acres. Surveyor Fred Haley, who represented Levi, said there are no plans for additional construction and no changes in land use. [/private]
